No pets are permitted. This is a strict no-pet policy. Emotional Support Animals (ESAs) require documented accommodation requests submitted before move-in. ESA requests are reviewed on a case-by-case basis under FHA guidelines.
We offer 12-month leases. Rent is due on the 1st, with a grace period through the 5th. A $100 late fee applies on the 6th, then $25/day from the 7th. Payment accepted via Stripe, Zelle, money order, or cashier's check. No cash or personal checks.
Tenants are responsible for the first $175 of any repair. Repairs above $175 are handled through our home warranty program. Submit work orders online 24/7 through the tenant portal. Emergency repairs (safety issues, flooding, no power) are addressed immediately.
Move-in requirements: first month's rent, security deposit, and proof of renters insurance (minimum $100,000 liability, listing Rogers Rentals as an interested party). HCV tenants must have their RFTA and HAP contract completed before move-in.
